The lead feature

The door schedule: every door, on file

Not a notes field — a record of each door at the address, in front of the next tech before he leaves the shop. The right pair of springs is on the truck, so a broken-spring call is one trip, not two.

  • Saved once, per door. Label (Double door, Dock 4, Kitchen fire door), type, width × height, make, install year, opener, dock door and fire rating.
  • The spring sizes, written down. Spring system, wire size, inside diameter, length, wind and cycle rating — the numbers the next tech needs to load the truck.
  • Measured on site, saved to the door. When a tech adds a door on the job, the spring sizes he just measured carry straight into it.
  • Works with whatever you install. LiftMaster, Genie, Clopay, Amarr… RouteHouse records what’s hanging there, whoever built it.

Commercial planned maintenance

Door-by-door inspections, on one report

On a maintenance visit the tech works down the building’s doors and marks each one. The report lists every door with its result and its spec — the record the facility manager is paying for.

  • Pass, Needs repair or Out of service on each door, with a note where it matters.
  • “Mark the rest as pass” when the building is in good shape — eight doors in a few taps, not eight forms.
  • Every door remembers its last inspection — when it was checked and how it did, for the next visit and the next tech.
  • Sectional, rolling steel, counter shutters, high-speed and dock doors — at warehouses, distribution centers, schools, hospitals, retail and municipal buildings.
Rolling fire doors

The NFPA 80 drop test, on record

Schools, hospitals and warehouses have to book the annual fire-door test anyway. RouteHouse makes sure it’s your truck they book.

  • A drop-test result on the job — passed, reset & passed, or failed — on every fire-rated door.
  • One list across every customer. The office sees every fire door that is due, overdue or never tested, in one place.
  • A failed test flags the repair, so the follow-up is already scoped when the office calls.

RouteHouse records and tracks the drop test. It does not certify NFPA 80 compliance.

Residential, commercial, or both

Two kinds of door company, one product

Plenty of shops do both — that’s why there’s no separate commercial edition. Same login, same customer book, same set of trucks.

Residential door shop

You live on emergency calls and annual tune-ups

Springs, cables, rollers, openers, off-track calls and new doors. The broken spring pays today; the tune-up pays every year — if somebody remembers to ask.

  • Spring sizes on file, so the broken-spring call is one trip.
  • “Stuck / off track” is its own job type — car trapped, door stuck open.
  • Every customer comes due for the annual tune-up on the office’s list.
  • Customers pay the invoice by card from a link — straight to your bank.
Commercial & overhead door company

Your customers pay for the paperwork

Sectional, rolling steel, counter shutters, high-speed doors, dock levelers and rolling fire doors — on planned-maintenance contracts with a facility manager who needs the report.

  • Door-by-door inspections with a per-door history.
  • Fire-door drop tests tracked across every customer, with a due list.
  • Site hours, access codes and the on-site contact saved on the location.
  • Residential and commercial customers, each with their own contacts.
Built for door companies — not a generic job logger

The things generic field apps get wrong for garage doors

A door registry, not a notes field

Each door at the location, saved once — type, size, make, install year, spring system, opener, dock door and fire rating — and in front of the tech on every visit, residential and commercial alike.

The spring record

Spring system, quantity, wire, inside diameter, length, wind, cycle rating and turns applied — on the report the customer keeps and on the door for next time. Worn springs raise “quote a spring replacement” automatically, and a high-cycle upgrade is one tap on the recommendations list.

Safety tests on every report

Photo-eye sensors, auto-reverse, door balance, sensing edge, manual release and warning labels — checked and printed on every visit. A bypassed sensor or failed reverse test flags a follow-up, and a door left unsafe is marked out of service. It’s the paper trail that matters if anyone is ever hurt by a door.

Door-by-door commercial PM

Pass, Needs repair or Out of service on each door, a note where it matters, and “mark the rest as pass.” The report lists every door with its result and spec, and each door keeps its own inspection history.

Fire-door drop tests, tracked

A drop-test result on every fire-rated door, and one office list of every fire door due, overdue or never tested across all your customers. A failed test flags the repair. RouteHouse records the test; it doesn’t certify NFPA 80 compliance.

Repairs priced as you go

The repair job opens a time-and-materials work order with a garage-door parts list already loaded — torsion pairs, extension springs with safety cables, cables, nylon rollers, hinges, bottom seal, photo-eyes, remotes, keypads, logic boards, labor and an after-hours premium. Every shop sets its own prices.

The tune-up that brings them back

Every customer comes due for an annual tune-up and lands on the office’s Due & Renewals list. Recommendations from the visit — battery backup, a new opener, an insulated door, a maintenance plan — become follow-ups the office can quote.

Emergency calls, first

“Stuck / off track” is its own job type — car trapped, door stuck open, dock door down. With the Phone Assistant add-on, those calls are recognized as urgent the moment they come in.

Warranty callbacks, tracked

Repairs and installs carry your workmanship warranty window. When a customer inside it calls back, the office sees “under warranty” while booking and logs a no-charge callback in one tap. The terms are yours; RouteHouse tracks the window.

Offline, install-free & bilingual

Works with no signal at the back of a steel warehouse, installs from a link (no app store needed), and runs in English or Español.

Paid before you leave the driveway

The report becomes a branded PDF and an invoice with a pay link by email or text. Connect your own Stripe account — customers pay by card and the money goes straight to your bank. QuickBooks sync when you want it.

One platform, every trade

Garage Doors rides on the RouteHouse multi-trade system — one login, one customer book, one set of trucks. Add any other RouteHouse trade at 40% off.

A service call, start to finish

What a stop looks like on the app

1

Tap the job

The tech sees the day’s stops and taps the next address — with every door there, its size and its spring sizes already loaded.

2

Fix it and record it

Springs, cables, rollers or opener — parts and labor go on the work order as he goes, and new spring sizes save straight to the door.

3

Run the safety tests

Photo-eyes, auto-reverse, balance, sensing edge, manual release and labels — or, on a commercial PM, door by door down the building.

4

Send the report

One tap sends the branded report and the invoice, raises follow-ups for anything that failed, and puts the next tune-up on the due list.

Works on any internet-connected phone, tablet or computer — iPhone or Android — right in the browser. One step further: the RouteHouse app for iPhone and iPad adds deeper integration with your device, including notifications for new jobs and schedule changes (coming soon to the App Store). Watch it work

Two minutes beats two pages of copy

Unedited screen recordings of the live app — the schedule your crew works from, and the office side you run the business on.

Septic pictured. Every trade runs the same app with its own form template, checklist and price list — on Garage Doors you’d see the door schedule, the spring fields and the door-by-door inspection card, not septic’s.

A day on the schedule

Septic, grease trap and drain jobs from the morning route through the “on my way” text — weather, crew, addresses and job notes all in one screen.

Beyond the truck

Fill the schedule, and get paid faster

The field app runs the visit. This side grows the business — booking, billing, texting and the integrations crews ask for most. It's all live today.

Time clock Growth & Pro

Crews clock in from the truck — their own phone or a shared tablet, even with no signal. GPS on every punch, overtime figured for you, and a payroll-ready export at the end of the week. See how it works →

Contract & after-hours rates

Give contract customers their own prices and minimums — their work orders use them automatically. Set your business hours and a multiplier, and after-hours hourly work gets the premium line on the invoice.

Customer sign-off on reports

The customer signs on the tablet; the signature prints on the report.

Emergency Call quick dispatch

Take the call, pick the truck that can do it and is on the clock, and send it — in under a minute.

Job costing Growth & Pro

See labor, materials and disposal against what you billed, and clocked hours that never made the invoice. Labor comes from the Time Clock.

Weather-aware scheduling Pro

Never send a crew into a washout. A 7-day forecast sits on your schedule and flags the days that put weather-sensitive work at risk — and each tech sees that risk on his own jobs.

Calendar sync Pro

Your whole schedule in Google, Apple or Outlook — plus a private per-tech link so each person sees only his own route, nobody else's.

Website lead capture Pro

Turn your site into a booking engine. Use a hosted request page or embed it on your own site — requests land right in your schedule and convert to a job or quote in one tap, with address autocomplete and an optional auto-text confirmation.

Business texting

Text from your own registered business number — “on my way” notes, reminders and a two-way message center with replies and a chime, plus automatic STOP opt-outs handled for you.

Online card payments

Connect your own Stripe account — customers pay by card and the money goes straight to your bank. Send a secure “Pay this invoice” link by email or text; paid and owing reconcile themselves, with an optional cash discount if you'd rather steer customers off cards.

Quotes & estimates

Branded, line-item estimates sent by email or text. Track what's been sent, and turn a won quote into a scheduled job in one tap — no re-typing.

QuickBooks Online

Push invoices straight to QuickBooks — no CSV in the middle. Run it by hand or set it automatic on a daily or weekly schedule, with tax-mismatch review flags before anything posts.

Recurring-service forecast

The service-due pipeline puts a dollar figure on your repeat work — this month out to five years — so you can see the revenue coming and rebook a customer in one tap.For garage doors that means every customer coming due for the annual tune-up, forecast as money on the calendar.

Follow-up leads

Any report that flags a problem becomes a bookable repair lead — nothing that needs a return visit slips through the cracks, and the work is already scoped. For garage doors that means worn springs, a bypassed photo-eye or a door left out of service, raised from the report and quoted by the office.

Questions

Garage door service software, answered

  • What is garage door service software? It runs the service side of a garage door company. RouteHouse keeps every door at every address on file — size, type, spring sizes, opener, fire rating — schedules and dispatches the calls, turns each repair, tune-up or inspection into a branded report with the safety tests on it, and puts the customer back on the office's list when the annual tune-up comes due.
  • Is it for residential or commercial door companies? Both, in one product. Residential shops get the spring record, the broken-spring emergency job and the annual tune-up reminder; commercial and overhead door companies get door-by-door inspections on planned-maintenance visits and fire-door drop tests tracked across every customer. There is no separate commercial edition to buy.
  • Does RouteHouse work with LiftMaster, Genie, Clopay and Amarr? It works with whatever you install — LiftMaster, Genie, Clopay, Amarr and the rest. RouteHouse records the make, the opener and the spring sizes on each door. It does not connect to smart openers or show live door status, and it is not a manufacturer partner.
  • Can it record NFPA 80 drop tests on rolling fire doors? Yes. A fire-rated door gets a drop-test result on the job — passed, reset and passed, or failed — and the office sees every fire door that is due, overdue or never tested across all customers on one list. A failed test flags the repair. RouteHouse records and tracks the test; it does not certify NFPA 80 compliance.
  • What safety checks go on the report? Photo-eye sensors, auto-reverse, door balance, sensing edge, manual release and warning labels — the UL 325-style entrapment checks — are checked and printed on every visit. A bypassed sensor or a failed reverse test raises a follow-up automatically, and a door left unsafe is marked out of service.
  • Can it quote new doors? New doors are quoted from your own price list, like any other estimate, and a won quote becomes a scheduled job in one tap. There is no visual door configurator for style, color or windows.
  • How much does RouteHouse cost for a garage door company? It's priced by the truck, not per user — from $99 per truck per month billed annually ($1,190 per truck per year) on Solo, with Growth and Pro above it and a quoted Fleet tier for larger operations. Unlimited office staff and techs on every plan. Run another RouteHouse trade as well? Add it at 40% off.
  • Can customers pay by card? Yes. Connect your own Stripe account — customers pay by card from the invoice link and the money goes straight to your bank on your Stripe payout schedule. If you already use Stripe, connect that account. Stripe's processing fees show on your own Stripe statement.
